NIPPON STEEL KOWA REAL ESTATE, Asilla, and JDSC Conduct Proof-of-Concept Trial of Air-Conditioning Optimization Using People Flow Data to Save Energy in Office Buildings

NIPPON STEEL KOWA REAL ESTATE CO., LTD. (Headquarters: Minato-ku, Tokyo; President: Masahiro Miwa; hereinafter “NSKRE”), Asilla, Inc. (Headquarters: Machida, Tokyo; CEO: Go Onoue; hereinafter “Asilla”), and JDSC Inc. (Headquarters: Bunkyo-ku, Tokyo; Representative Directors: Satoshi Ertes Kato / Asuka Sato; hereinafter “JDSC”) announced that they jointly conducted a proof-of-concept trial of air-conditioning optimization using people flow data at “Akasaka Intercity AIR,” demonstrating that air-conditioning energy consumption can be reduced by up to 54% while maintaining comfort.
The building has already been visualizing and improving the efficiency of its energy use through a Building Energy Management System (BEMS), and the trial showed that the use of people flow data offers room for further reductions.
Based on these results, NSKRE and Asilla will jointly develop a smart building solution, with a service launch targeted for April 2027.

Background

In July 2026, NSKRE and Asilla entered into a capital and business alliance to enhance facility operations and create new real estate services using AI and people flow data. The two companies are taking a step-by-step approach, from improving facility operations with people flow data, to trials at their properties, and ultimately to jointly creating new real estate services.

The first theme of their joint initiative is the use of people flow data in energy management. Amid calls for decarbonization and persistently high electricity costs, optimizing power consumption in facility operations has become a key challenge. Air conditioning in particular accounts for a large share of a building’s total power consumption, and people flow data that captures how people move within a facility is essential for operating it efficiently according to actual usage.

Ahead of the capital and business alliance, the two companies had gradually expanded their collaboration at “Akasaka Intercity AIR,” starting a trial of the AI security system “AI Security asilla” in October 2024 and beginning operation of the people flow data platform “asilla BIZ” in May 2025. In this initiative, launched in December 2025, NSKRE provides its properties and facility operation expertise, Asilla handles the collection and analysis of people flow data using behavior recognition AI, and JDSC, which has provided technology since December 2024, is responsible for designing and executing the trial and for consulting based on data analysis. Leveraging the expertise and technologies of each company, the three companies will continue verification toward more advanced energy management using people flow data.

Proof-of-Concept Trial at Akasaka Intercity AIR

Since December 2025, the three companies have been conducting a proof-of-concept trial of air-conditioning operation based on people flow data at “Akasaka Intercity AIR” (Minato-ku, Tokyo).

Verification and implementation method at Akasaka Intercity AIR (example of the winter trial)
*The summer and intermediate-season trials followed the same procedure.
Trial periods Winter trial: December 20, 2025 – February 28, 2026
Summer trial: July 4, 2026 – September 3, 2026
Intermediate-season trial: October 10 – November 27, 2026
Location Three floors of the lower-level common areas of Akasaka Intercity AIR
Purpose To verify the energy reduction achieved through air-conditioning operation using people flow data, and its impact on comfort
Method ・Measured people flow volume and congestion by area and time of day using "asilla BIZ," based on information obtained from the building's security cameras and other sources
・Identified areas and time periods with low occupancy
・Set thresholds for people flow volume and congestion, and temperature adjustment ranges, for each area
・Operated air conditioning based on the set criteria and tested multiple patterns while varying the adjustment range

The verification confirmed that air-conditioning energy consumption on the target floors was reduced by an average of 27% (based on the three companies’ own survey). The reduction rate was 42% on holidays, when there are fewer occupants, and 17% on weekdays, showing that controlling air conditioning according to people’s movements leads to lower energy consumption.
In some areas and time periods, reductions of more than 50% were achieved.

In the summer trial, a maximum reduction of 54% was confirmed.*1
Combining the results of the winter and summer trials, annual savings of approximately 12 million yen are expected across the three common-area floors covered.*2 Further savings are expected by extending the scope to all floors.

A survey and regular patrol evaluations conducted at the same time showed no difference in comfort ratings between periods when air conditioning was relaxed and normal periods. This confirmed that air-conditioning energy can be reduced while maintaining comfort.

Akasaka Intercity AIR, where the trial was conducted

*1 Results of the summer trial conducted from July 4, 2026 to September 3, 2026 on three floors of the lower-level common areas of Akasaka Intercity AIR. Maximum value of air-conditioning energy consumption in the areas and time periods where people-flow-based operation was applied, compared with normal operation. Based on the three companies’ own survey.
*2 Estimated annual value calculated from the winter and summer trial results, based on assumed electricity rates.

Future Plans

The three companies will extend verification to other properties, including “Shinagawa Intercity” (Minato-ku, Tokyo). Based on the results, NSKRE and Asilla will proceed with development, targeting a service launch in April 2027. JDSC will continue to support the initiative through trial design and data analysis.

In the future, the companies plan to evolve the solution to suggest optimal settings based on accumulated data and to enable automatic control through integration with building management systems. The three companies aim to broaden the scope to optimizing entire facilities, including security, disaster prevention, and area management, and to establish a data-driven smart building solution.

About “asilla BIZ”

“asilla BIZ” is a platform that uses AI to analyze existing security camera footage and visualize people flow data, such as the number of passersby, congestion levels, and visitors’ gender and age groups within a facility. It quantifies usage patterns that were previously difficult to see, supporting the optimization of security staffing, cleaning, and customer attraction measures. Because it works with existing cameras, no dedicated sensors are required, making it a next-generation data utilization solution that enhances the value of spaces at low cost.
